Declutter. Less is more.
Remove excess furniture, clear countertops, organize closets.
Curb appeal. First impressions matter.Mow the yard, trim bushes, add fresh mulch, clean windows, and paint the front door if necessary.
Complete any small repairs.
Make sure all light bulbs are working. Repair any damaged window screens. Fix any leaky faucets.
Paint.
A fresh coat of paint or paint touchups if necessary.
Deep cleaning.
A spotless home will photograph and show better.
Stage or virtually stage.
Define every room’s purpose. Add artwork and plants. Remove any oversized furniture from the room to make the room feel more open.. If there are empty rooms we can discuss “virtually” staging.
Make a list of improvements.
If you have made any changes or improvements during your ownership making a List of Improvements with the date is helpful for buyers and helps with the properties value. Some items might include, roof, HVAC, electrical upgrades, plumbing, windows, kitchen remodel, new appliance purchases, etc.

I provide experienced, strategic representation for local and out of state sellers. I have attention to detail and know what Buyer’s are expecting when they tour a property. We will make a plan and then execute it. My goal is to deliver a great real estate experience for you from start to finish. Many of my buyers call me years later to help them buy their next property and have me list their property.
Your house will be professionally photographed and every listing includes floor plans. If needed I can have some of the rooms “virtually staged” to give the prospective Buyers an idea of the rooms potential.
It begins with a free in house consultation meeting at the property. Once there we will discuss your objectives, time frame for listing, discuss any improvement needs, and finalize the list price and list date. In the event we receive multiple offers I will provide a spreadsheet comparing and contrasting the offers to make it easier to understand. I will point out the pros and cons of each offer. Ultimately, the offer you accept will be your decision.
I will forward all the signed documents to the attorneys, schedule the Smoke Inspection with the local Fire Department, and provide the water meter reading to the buyer’s attorney.
In my almost 25 years in real estate I have seen quite a bit. I have been a renter, buyer, seller, landlord. From the first look to final closing, you’ll be in great hands.
